Tavira with its charming cobble streets is 10 minutes drive to the west and Monte Gordo the main seaside resort of the Eastern Algarve is 10 minutes drive east. The beach is fantastic and stretches for miles and Spain is only 15kms away. The villa has 3 bedrooms, with separate Kitchen, Dining Room and Lounge with Sky TV and DVD player. A private courtyard with dining table, chairs and BBQ gives you alfresco dining on the balmy summer evenings. The Kitchen is fully equipped and has a utility room with washing machine and storage space. There are 2 large bathrooms: ground floor shower room 1st floor with bath and shower. 2 Double bedrooms on the first floor with large balcony and sun beds. 3 Single beds in the large 2nd floor bedroom has both sea and mountain views

Local activities in and around Monta Rota, Eastern Algarve:
Manta Rota is a beach holiday in a pretty village with an abundance of restaurants and bars. The villa is only 5 minutes to the blue flag beach which stretches from the Guardiana River, the Portuguese/Spanish border at Vila Real to Cabanas and on to Tavira Island. The views from Cacela Velha are not to be missed and Fabrica has a view to rival the Bahamas. There is plenty to see and do or just relax and unwind on the fabulous beach, which is guarded in summer. The villa is in a gated condominium and the communal pool is fenced for safety. There are golf courses in abundance, daily and monthly markets. Aqua taxis take you to the beach activities. If you want nightlife then head to the casino in Monte Gordo. The Ria Formosa nature reserve is close by with its flora and fauna and fabulous walks to both the east and west. The villa is very comfortable sleeping 7 and with the separate reception rooms you have plenty of space to relax after your hard day on the beautiful beach.
The villa is in a private, electric gated condominium of similar house. The communal pool 10m x 5m is fenced for safety, with your own key. There is a parking space provided. Ideal for families and golfers. There is a large balcony on the 1st Floor with 2 sun beds and sea and mountain views from the 2nd floor velux windows. The separate reception rooms give plenty of space and alfresco dining in the terrace/courtyard at the rear gives private eating and barbequing. Mosquito nets at all windows

Availability of Casa Monta Rota, Monta Rota, Tavira:
Quinta Monta Rota, Monta Rota, Tavira, is available for rental all year round.
Rental Notes:
We require thirty per cent of the total price as a deposit, to be paid within two weeks of reservation. The balance is due up to 8 weeks before arrival. We will acknowledge arrival of funds by e mail and on payment of the balance, up to eight weeks prior to arrival; we will send the driving instructions by e mail. Guests will be met at the villa and will have a contact number in case any assistance is required.
Security deposit of €300 against accidental breakages is required. Property will be inspected prior to arrival and departure. Once weekly linen and towel change plus light clean.
Any extra cleaning is optional and paid directly to cleaner at local rate of 6 euros per hour.
Cancellation refunds:
- Up to 8 weeks – no cancellation charge
- 4-8 weeks – 50% of rate refunded
- Less than 4 weeks – no refund.
Any day for changeover, though we aim to keep bookings as close as possible. Arrivals after 2pm and departures before 10 am unless otherwise arranged. Once weekly linen and towel change. Beach towels provided.
